Bella Home Builders, Inc. building standards meet or exceed the New York State statutory requirements, as set forth in Article 36, Section 777 of the General Business Law. Because we stand by the quality of every home built by Bella Home Builders, Inc. we offer the homeowner the opportunity for a home visit one year after closing. At that time, a representative from Bella Home Builders, Inc. will walk through your home to insure that all items covered by the warranty are in good working order. In case any repairs need to be made under the warranty, Bella Home Builders, Inc. will do so free of charge. Per statute, the Bella Home Builder’s offers the following limited warranties:
FIRST YEAR COVERAGE:
There is a one year warranty against any defective workmanship, materials or design at your home as set forth in Section 777-a(a) of the General Business Law.
SECOND YEAR COVERAGE:
There is a two year warranty against any defects due to a failure of the builder to have installed any and all plumbing, electrical, heating, cooling, and ventilation systems in a skillful manner as set-forth in Section 777-a(b) of the General Business Law.
SIX YEAR COVERAGE:
There is a six year warranty that the home will be free of material defects as set-forth in Section 777-a(c) of the General Business Law.
In the case of goods sold incidentally with, or included in the sale of the new home, such as stoves, refrigerators, freezers, room air conditioners, dishwashers, clothes washers and dryers, there exists a warranty that such goods shall be free from defects due to the failure of the builder to have installed such systems in a skillful manner. This is in addition to any warranties that exist on the products themselves, through the manufacturer.
